What a Winter Actually Leaves Behind in the Garage
Salted streets put brine on the underside of the car, and it comes off on the slab, up the bottom section of the door, into the bottom brackets and along the lowest few feet of track. It sits there through every thaw. In an unheated garage the first mild week of spring then lays condensation across every cold steel surface in the building on the same morning.
Freeze and thaw moves concrete as well. A slab that has lifted at the door line means the seal is dragging or the door is landing on one corner before the other, and the cables have been taking a shock load every time somebody left for work.
Fasteners in Timber That Is a Century Old
The hardware on the door itself is bolted through steel and re-torquing it is simple. The hardware holding the whole system to the building is not. On an older frame garage the vertical track brackets are screwed into a jamb and the horizontal hangers into ceiling joists, and both have been drying and shrinking since the building went up.
A lag screw in a hole that has lost its grip does not improve by being tightened harder. It wants a fresh hole, a longer fastener, or a block behind it. Catching that before a hanger drops is a large part of what a yearly look is for.
The Balance Test Comes First, Not Last
A service that opens with grease and closes with a balance check has the order backwards. We disconnect the opener and lift the door by hand at the beginning, because how it feels in the hand and where it holds tells us what the springs are doing before anything has been touched or adjusted, and that governs the rest of the visit.
From there it is a fixed sequence: spring condition and coating, cable strands at both ends, drum set screws, bearings, roller condition, hinge and bracket fasteners, track plumb and spacing, seals, photo-eye alignment, opener force and travel limits, drive tension. Anything needing a part gets flagged with a reason attached, not just a tick in a box.

How often, realistically?
Once a year for an attached garage the household uses as its main door. Every second year is defensible for a detached garage opened a couple of times a week. Unheated buildings sit at the shorter end either way, because damp does its work whether the door gets used or not.
Our garage is heated and insulated. Does that change the answer?
It removes the condensation problem, which is the single biggest factor here, and it slows corrosion right down. It does nothing about wear. Springs, cables and rollers are counting cycles, and a heated garage counts them at exactly the same rate as a cold one.
Is a service worth doing if we plan to replace the door anyway?
If replacement is genuinely a few months out, put the effort into choosing the door instead. If it is a vague intention with no date on it, have the service. A cable or a hinge letting go in the meantime can damage sections and turn a planned replacement into an urgent one.
