It is a solvent and a water dispersant rather than a lubricant, and on a garage door it thins the grease already sitting in the bearings and leaves a tacky film that grit sticks to.

The track is not a bearing surface anyway. It is a rail for a wheel to roll along, and it works best clean and dry. Wiped out with a rag is a service. Greased is a mess that gathers dust and makes the rollers slide instead of turn.
The Short List of Parts That Take Lubricant
Torsion spring coils get a light film worked along the length so they are coated rather than dripping. End bearings and the centre bearing take a few drops if they are the open type and nothing at all if they are sealed. Hinge pivots take a drop where the pin sits in the barrel. Roller stems take a drop where they enter the hinge, never on the wheel itself.
Then the opener. A chain drive wants a light smear of grease along the chain, a screw drive wants grease along the screw, and a belt drive wants nothing whatever on the belt. Add the lock bar and its cylinder if you still use them, and that is the entire list. Photo eyes, track and nylon tyres all stay dry.
Why a Coated Spring Lasts Longer in an Unheated Garage
A frame garage that goes through the year without heat cycles through condensation constantly, and a few streets from the water that happens more often than people assume. Bare steel corrodes, and on a torsion spring corrosion is not a cosmetic issue. Rust between the coils grinds them against each other, and a pitted surface gives a stress crack somewhere convenient to start.
That is the real argument for greasing springs, and it is a better one than noise. A spring is a consumable and will fail eventually. A coated one at least reaches the cycle count it was sold with rather than falling well short of it.
A Tune-Up Is the Adjustment Around the Grease
Lubrication on its own buys a few quiet weeks. What makes it hold is the work either side: hardware checked and tightened, track spacing and plumb confirmed, rollers assessed, cables inspected at both ends, opener force and travel limits set correctly, and the door lifted by hand with the opener disconnected to find out what the springs are really doing.
That last check is why we would rather sell a tune-up than a lubrication. Grease on an unbalanced door makes it quieter without making it any safer, and it masks the one symptom that was telling you something had gone wrong.
