Damp, Unheated Buildings Are Hard on Open Bearings
A detached frame garage off the alley goes through the whole year without heat. In January it holds whatever the car carried in on its wheels, which after a week of salted streets is brine. In March the first warm days lay condensation across every cold steel surface in the building at once.
Open bearings collect all of it. The races take on rust, the balls stop running freely, and eventually a wheel locks and wears a flat on one side. From that point the door thumps once per revolution and the flat gets a little bigger with every cycle.
Not All Nylon Rollers Are the Same Roller
Switching to nylon is the standard upgrade and it is a genuine one, but the tyre material is the least important half of the specification. What matters is whether the bearing is sealed, how many ball bearings are in it, and whether the stem is the right diameter and length for your hinges.
A sealed ten-ball nylon roller suits an average residential door. A wide insulated door with a timber face wants thirteen balls and a sealed race, because it is carrying more weight per wheel and will otherwise get through the cheaper ones in a couple of years. A short stem dropped into a hinge that wanted a long one is how rollers work their way out of the track.
Eleven of Them Are Straightforward. The Twelfth Is Not.
With the door clamped in the track and the opener disconnected, the rollers in the intermediate and end hinges come out one at a time as each hinge is unbolted. It is methodical work and there is nothing alarming in it.
The bottom roller is another matter. It lives in the bottom bracket, and that bracket is what the lifting cable is anchored to. Undo it with the door down and the spring loaded, and the bracket comes away under full cable tension. That single fitting is the reason a roller job is not a stepladder-and-spanner job on a Saturday.

On the way down the rollers bear against a different face of the track, so any flat spot or tight spacing shows up then and not before. It usually points at a worn wheel or a vertical track set slightly close to the jamb, and both are quick to check.
