A long ranch puts the garage at one end of the house and the router, more often than not, at the other, through a laundry wall, a run of foil-faced insulation and sometimes a brick return. Openers connect on 2.4 GHz, which travels better than 5 GHz but still has to get there. A unit that reports offline half the time is worse than having no app at all.
Check the signal before choosing the hardware
Stand where the motor will hang, with a phone, and look at what the network is doing at that exact spot. Two bars standing in the driveway is not the same as two bars up at the ceiling behind a steel door.
Where the signal is thin, the answer is normally a mesh node or an access point in the garage, not a different brand of opener. It is a far easier problem to solve before installation than after, and it is the single most common reason people give up on garage door apps.
Retrofit controller or a new opener
If the existing opener has working photo-eyes and learn-button remotes, a retrofit controller wired to the wall terminals with its own door-position sensor gives you app control, open and close alerts and voice assistants without touching the motor at all.
If the opener predates photo-eyes, or the drive gear is worn, or the chain is loud enough to be the actual complaint, replacing it makes more sense. A belt drive is noticeably quieter through a shared wall, and a wall-mounted jackshaft unit clears the ceiling entirely, which helps in garages with storage racks or a low header.
Closing a door you cannot see
Remote closing is the feature people buy these for, and it is the one with rules attached. An opener that can be closed with nobody present has to sound a warning and flash before it moves, and the photo-eyes have to be aligned and working, because they are the only thing between the door and whatever is underneath it.
Setup includes testing the reverse on an obstruction, confirming the position sensor reports the true state of the door rather than an assumed one, and setting an auto-close timer if you want one. Battery backup is worth having on any door that is the only way in and out of the house.

My opener is from the early nineties. Can it be made smart?
Usually not sensibly. Units from before external photo-eyes became standard have no obstruction detection, and adding remote closing to a door that cannot see an obstruction is not something we will do. On that vintage the opener itself is what should be replaced.
Does anything still work if the internet drops?
The wall button is hard-wired and the remotes are RF, so both carry on regardless. What you lose is the app, the alerts and any voice control, because those route through the manufacturer's servers rather than your local network.
Can other people be let in without handing over a remote?
Yes. Current systems allow guest access from the app, and a keypad on the outside jamb can carry its own code. Either can be revoked on its own without reprogramming the remotes in the house.
