Binding and Off-Track Doors Around Merrillville

Detached garages on the older Ross Township lots frequently sit on a slab that has settled unevenly across fifty winters of freeze and thaw. When the slab moves the framing goes with it, and track that was plumb the day the door was hung is no longer plumb now.

It shows up as a door that runs sweetly for most of its travel and then catches at one specific point, or a wedge of daylight along one side of a closed door with snow blowing through it. The fix is re-hanging and re-shimming the track to the frame as it now stands rather than to the holes it used to occupy. Where a jamb has moved too far to shim, the brackets go onto fresh packing and the alignment is set from scratch.

A light bow in a vertical track can be dressed out and the section re-plumbed. Sharp kinks, splits at a bolt hole and crushed sections do not come back — the steel has stretched, and a straightened kink binds again within weeks. Those get a new length of track instead, which is a stocked part rather than an order.

Putting a door back on is not a matter of levering rollers into the channel. The door gets supported, the tension taken off, the sections checked for the twist that came out of the incident, bent hinges and worn roller stems replaced, and the track re-aligned and re-shimmed before the door goes back and is cycled slowly by hand. Skip any of that and it comes off again, usually within a month.
