This is a town of attached garages. The door sits on the other side of a kitchen wall, or under a bedroom in a split-level, and a grinding roller carries through framing far better than it carries across a yard. A detached garage out back gets just as noisy. You simply do not have to lie there listening to it.
What is actually making the sound
A roller is three things: a wheel, a stem, and a set of ball bearings between them. Builder-grade rollers use an unsealed steel wheel with seven exposed balls. Each winter the wheel picks up brine and grit tracked in off the driveway, the grease turns into a grinding paste, and the balls flatten.
Once the bearing is gone the wheel stops rolling and starts skidding along the track. That is the scraping you hear. It is also why the door feels heavier and the opener works harder, because rolling friction has been replaced by sliding friction at ten separate points.
Nylon, steel, and the number of balls in the race
A nylon wheel on a sealed ten- or thirteen-ball bearing runs quietly and shrugs off road salt, because the bearing is closed to the outside. Steel wheels are tougher against impact and are the right choice on a heavy commercial-duty door, but they are louder and they depend on the bearing staying clean.
Stem length and diameter have to match the hinges already on the door. The bottom roller is the exception to all of it: it sits in a fixture under full cable tension, and that one is not a swap for anybody working with the springs wound.
A roller change is really a hinge and track check
Rollers rarely wear out on their own. They wear out because a hinge has opened up and is holding the wheel at an angle, or because a section of track is out of plumb and forcing the wheel hard against one flange.
So the hinges get looked at for elongated pivot holes, the end bearing plates for play in the shaft, and the vertical track is brought back to spec before new wheels go in. Dropping fresh rollers into the track that destroyed the last set just resets the clock.

Can I just replace the one that is making the noise?
You can, and it will go quiet for a few weeks. The rest of the set is the same age and the same grit has been through all of them, so the sensible job is the whole set at once: typically ten on a standard two-car door, twelve on a taller one.
Do nylon rollers still need lubricating?
The wheel does not, and neither does the track. The stem where it sits in the hinge does. If the bearing is an open type it takes a light film as well; a sealed bearing was done at the factory, and lubricant on the outside of it only collects dust.
The door runs fine but one roller looks cracked. Is that urgent?
Deal with it before it shatters. A wheel that comes apart lets that corner of the section drop out of the track, and an off-track door is a much bigger repair than a roller. Not an emergency this minute, but it should not sit through another season.
