What twenty years of nothing looks like inside
Dried grease turns to a varnish on the bearings and the shaft. Hinge pins wear oval. Lag bolts back out of framing that has been drying since the fifties. Track brackets loosen a turn at a time until the vertical rails are no longer parallel. None of it stops the door working, which is exactly why nobody calls.
So a first service finds things. Some are adjustments, some are worn parts, and occasionally something needs replacing before the door should be used again. You get told what was found, what it means, and what happens if it is left.
The ceiling above the door
Attached garages end up as storage. Plywood decks and ladder hooks get hung off the same ceiling joists carrying the opener rail and the horizontal track hangers. Add a few hundred pounds of boxes and those joists move, which moves the rail and the track with them.
It is one of the more common reasons a door starts binding near the top of its travel for no obvious reason. Part of the check is looking up at what is hanging where, not only at the door itself.
What we will not quietly adjust
Spring tension, opener force settings and travel limits change how a door behaves when something goes wrong. They are also the easiest things to wind up to make a tired door feel better on the day. We do not touch them without telling you what is being changed and why.
If the honest answer is that the door needs parts rather than adjustment, that gets said. A tune-up that hides a failing component is not a service, it is a delay.

Does the service cover the opener as well?
It does. Chain or belt tension, rail lubrication, force and limit settings, photo eye alignment and the reversal tests are all part of it. Door and opener fail together often enough that checking one without the other is not much use.
The garage is detached and we open it twice a week. How often then?
Once a year is still right, for different reasons. Low use means corrosion and seized bearings rather than worn-out parts, and an unheated garage works against you all winter regardless of how little the door moves.
