Bent Rails, Loose Hangers and Off-Track Doors in Oak Lawn

Track work is fiddly rather than dramatic. It is measuring, packing and re-anchoring, and done properly it is the part that stops the door coming out a second time.
Hangers, rafters and the sag that starts it
The horizontal track carries the whole weight of the door once it is up and back. Over the years the lag screws into the rafters work loose, the angle iron takes a slight bend, and one rail sits lower than the other. From the floor nothing looks wrong. What you notice is the noise, and a door that hesitates as it turns the curve.
The repair is re-hanging to level, replacing anything bent or over-drilled, and setting the two rails parallel at the spacing the rollers actually need. Shortening a hanger and hoping is what caused most of the ones we end up straightening.
Track lagged into brick rather than timber
So many garages here are brick, with the vertical track bolted to a wooden jamb fixed back to the masonry. When that jamb rots at the bottom, or when earlier work left holes drilled out oversize, the track has nothing solid to hold and it shifts a fraction on every cycle.
Fixing track without fixing what it is fixed to is wasted work. Failing jamb timber gets replaced, the track is re-anchored into sound material, and where a fixing genuinely has to go into masonry it goes in on the right anchor rather than a longer screw.
What gets checked once the door is back in the channel
Lifting a door back into its track is the first five minutes, not the repair. A door leaves the track for a reason: a broken cable, a roller with a seized bearing, a bent section, a rail flattened by a bumper in one of the short driveways here, or a bottom fixing that has pulled out of the panel.
So once it is back in, every roller and stem gets checked, the hinges between sections are looked at for elongated holes, cable tension is compared side to side, and balance is tested at the halfway point. Then the door is cycled several times and watched at the curve, which is where a fault that has not really been fixed will give itself away.

It jumped out right where the track bends. Why is it always there?
The curve is where the door changes direction and where the rollers are loaded hardest. Any slack in the rails, any worn roller, any cable running slightly long on one side gets exposed at that point. The curve is where the symptom appears, not usually where the fault lives.
The garage is brick. Do you have to drill into the walls?
Usually not into the brick itself. Track normally fixes to timber jambs at the sides and to the rafters overhead, and where those are sound we work with them. A soft jamb gets replaced. Only where there is genuinely nothing left to fix to do we anchor into masonry, and then with a proper anchor for it.
One side of the door scrapes the concrete as it closes. Is that the track?
It can be, but check the simpler thing first. A slab that has heaved or settled leaves the floor out of level while the door itself is perfectly square. We measure both. If it is the track, we realign it. If it is the floor, a stepped or adjustable bottom seal is normally the sensible answer.
