The equivalent on the door itself is the containment cable through each extension spring, and the condition of the bottom brackets. Both are common omissions on older doors that have had cheap work done, and both are inexpensive to put right once somebody has actually looked.
The checklist, and why each item earns its place
Spring condition and door balance first, because those govern every other load in the system. Cables along their full length, including the last few inches at the drum where fraying tends to start. Drums, bearings and the centre anchor bracket. Rollers and hinges for play. Track for plumb, for pitch and for secure fixings. Bottom brackets, which are under load the whole time the door is closed.
Then the opener: photo eye alignment and function, mechanical reverse against an obstruction, force and travel limits, the emergency release cord and the height it hangs at, the manual lock, and whether the wall control is mounted where a small child can reach it. You are told what passed, what needs attention now and what is simply ageing.
Rented, shared and association-managed garages
Rentals and townhome garages see different use to owner-occupied ones. Tenants change, nobody holds the door's history, and the release cord has usually been pulled at some point and left disengaged. Association-managed rows add the question of who is responsible for which part of the assembly.
An inspection settles that with a written record: condition, faults and what is worth doing before the next tenancy or the next winter. It gives whoever holds the maintenance budget something to work from other than a guess.

How do I test the auto-reverse myself between inspections?
Lay a solid object flat on the floor in the door's path and close the door onto it. It should reverse on contact. Then close it again and break the photo eye beam with your foot at floor level. It should stop and go back up. If either test fails, stop using the opener.
Do I get something in writing I can hand to a buyer?
You get a written record of what was checked and what was found, with recommendations kept separate from faults. That is what most people want it for at the point of a sale.
