Doors That Have to Open Every Working Day
Count the cycles first. A house door might run four times a day. A service bay off Waukegan Road can run four times an hour, and at that rate the whole parts list changes: different springs, different bearings, a different operator and a service interval measured in months rather than years.

We work on commercial doors across Glenview. Repair shops and dealerships on the arterials, the flex and light-industrial units out toward the rail line, retail rear doors, and village and park facilities where a door out of action closes off an entire operation.
Rolling Steel and Sectional Fail in Different Ways
A rolling steel curtain has no sections and no hinges. Its problems live in the barrel and the springs inside it, in the guides where the slats run, and at the bottom bar. Bent or separated slats, a curtain that has crept out of its guide, and tension that has drifted out of adjustment are the usual calls.
A commercial sectional behaves more like a house door but at industrial duty. Springs get specified by cycle count, commonly rated well beyond the residential 10,000, and the bearings, hinges and drums are heavier to match. On the operator side, trolley, jackshaft and hoist units all exist for different headroom and duty situations, and a residential opener bolted onto a shop door will not survive the year.
Cycle Count Sets the Service Interval, Not the Calendar
The right interval comes from how hard the door works. A dock door at a distribution unit may need quarterly attention where a rarely used rear exit is fine annually. Getting that wrong in either direction costs money.
What we look at on a planned visit: spring cycle life remaining, end bearings and drums, hinge and roller wear, cable condition at the drum, operator limit switches and brake, and the safety devices that commercial doors are required to have working. Reversing edges and photo eyes get tested rather than glanced at, because on a door that staff walk under all shift they are the whole safety case.
Planning Around the Downtime
A commercial door failing is rarely just a door problem. It blocks a bay, a dock or an exit route, and there is often a fire or security implication in leaving an opening unsecured overnight. We treat those calls as priority and tell you honestly what can be done on the first visit versus what needs a part.
For sites with several doors we keep the spring sizes, roller specs and operator models on file. That is the difference between a return visit that fixes the door and a return visit that identifies the part.

Questions
Glenview questions about this job
The door runs but stops partway up. Operator or springs?
Usually the counterbalance rather than the motor. Disconnect the operator and try the door by hand. If it is heavy or will not stay put where you leave it, the springs have lost tension or a cable has slipped its drum. If it moves freely by hand, the fault is in the operator's limits, brake or logic.
Do you service rolling steel doors or only sectional ones?
Both. Rolling steel is a different mechanism, with the springs inside the barrel and the curtain running in guides, so it needs its own approach to tension adjustment and slat work. We handle guide and bottom bar repairs, curtain damage and operator faults on those as well as on sectional doors.
Can non-urgent work be scheduled around when we are trading?
Where the job allows it, yes. Tell us your operating pattern when you book and we will fit planned work into a window that does not close a bay mid-shift. Emergency calls get treated as emergencies regardless of the clock.
