Start with what not to use. The aerosol penetrant that sits on almost every workbench is a solvent and a water displacer, not a lubricant. What a door wants is a lithium or synthetic garage-door grease on the metal pivots and a silicone spray on the rubber. Six places take it. The track is not one of them.
The Six Places, and the One to Leave Dry
Hinge pivot pins, where each section folds. Roller stems and any exposed bearing race, though never the nylon wheel itself. The spring coils, torsion or extension, wiped to a light film rather than flooded. The end bearing plates and the centre bearing on the shaft. The opener's rail, where a chain drive takes grease and a belt drive takes nothing at all. And the lock bar and its pivots if the door still has one.
The track stays dry and gets wiped clean instead. Grease in a track collects grit and turns into a lapping compound that wears both the roller and the rail. The weather seals want a silicone spray, which is a different product and does a different job: it keeps the rubber from bonding to a cold slab.
