Daylight Down One Side? Track Repair in Niles
Look at a closed garage door, see a stripe of daylight down one edge, and the instinct is to buy new rubber for the jamb. It rarely helps. If the door is sitting tighter to one jamb than the other, the seal is not the thing that is wrong, and no amount of thicker rubber will make it right.

A Gap Down the Side Is Rarely the Seal
The two vertical tracks are meant to stand plumb and to sit the same distance off each jamb, with the door closing square against the stop molding on both edges. When one has drifted, or the opening has slowly gone out of square as the framing aged, the door presses hard on one side and leaves air on the other.
On an attached garage that is more than a cold garage. It is outside air arriving under a door that leads into the house, usually with a whistle to go with it in February. Putting it right means moving track back to where it belongs and re-fixing it there.
Knowing Which Piece Is Actually Bent
The names are worth having, because they change the size of the job. The vertical track runs from floor to lintel. The flag bracket is the steel angle bolting it to the jamb at the top. The curve is the piece that turns the corner, and the horizontal rail runs back into the garage, hung at its far end from the ceiling framing.
Damage low in the vertical is usually a bumper or a wheelbarrow, and it is often one replaceable length. Damage at the curve is more serious, since that is the point where the door turns the corner under load. A rear hanger that has given up announces itself as a door running fine until the final two feet, then juddering. Being able to tell us which of those you can see can save a visit.
The Measurements That Decide It Is Straight
Dropping a roller back into its channel takes a minute and proves nothing at all. Before track work gets called finished, both verticals are checked for plumb and for equal spacing off the jamb, the horizontals are set level with their hangers braced into solid framing, and the roller stems are checked for how deeply they sit in the channel.
Then the door gets worked up and down by hand. It should travel without anything catching it, without a bang as it rounds the curve, and it should meet the floor evenly from one side to the other. The opener goes back into service after that, not before, with its limits reset to how the door now travels.

The door sits about an inch further into the garage on one side.
That is track spacing and it is worth sorting out. The rollers on the shallow side are barely engaged in the channel while the ones on the deep side are being forced into it, which wears both and eventually pitches a roller out at the curve. In most cases it is an adjustment at the brackets, assuming the jamb timber is still sound enough to hold a fixing.
I can see light along the top of the door when it is closed.
Look at the top roller brackets in both upper corners. They adjust in and out and they decide how hard the top section presses into the header seal. If one has drifted, or the seal above the door has gone hard and flat, you get precisely that line of light. Both are small jobs and both are much better done before winter than during it.
Can track be repaired with the door left in place?
Most of it, yes. Verticals and brackets can be worked on with the door clamped and supported, and hangers can be braced from below. A damaged curve or a full rail set usually means taking the door down to its sections, which is a longer visit. We will name which of the two it is before starting rather than halfway through.
