Noisy, Hopping and Seized Rollers in Park Ridge Garages

Streets and alleys here run under a heavy old tree canopy, and a detached garage standing open on an autumn afternoon collects the results. Leaves, seed husks and twigs end up packed into the bottom few inches of the vertical track.

Add road grit and salt carried in on the car and that debris becomes an abrasive paste sitting exactly where the rollers press hardest. Wheels come out of it flattened on one face with the bearing full of the same material. So the channels get cleared and wiped down, then deliberately left dry. Grease inside a track does not help a wheel that rolls, it just gives the next load of grit somewhere to stick.

A wheel that keeps hopping out where the track curves is often not the wheel at all. The hinge holding it may have worn oval at the knuckle, letting the stem wander, or it may have pulled its screws out of a softened timber section on an older wooden door. The roller is the symptom, and fitting a new one into a slack hinge changes nothing.

The top fixtures deserve their own look. They carry the lean-back of the door against the header, and when a top bracket loosens, the top roller is the first thing to leave the track. Replacement is done with the door down and the spring tension controlled, and the bottom rollers are treated with particular care since their brackets are held in place by the lift cables under full load. That is the point on a garage door where people get hurt.
